YARDS BRAKE is a beautiful stand-alone house located in the small sea side town of Swanage. The house is situated on 25 acres of private woodland and 15 acres of Private grassland. It started off as the keeper’s cottage which was part of the Encombe family estate. We have renovated it to the stunning house it is today and it still features some of the beautiful history of the cottage with lovely old exposed oak beams in the largest of the rooms.
THE HOUSE
We have four bedrooms available all en-suite. The kitchen is fully stocked with all the amenities you will need while on holiday to make life a bit easier. Our stunning lounge area has 4 sofas and is a wonderful space for family and friends to discuss their adventures. Our cosy TV room (our favourite) has a combination of elegant old life with modern luxuries for a relaxing night. We have a log burner with a large viewing window to add to the ambience. There is also a smart TV in the TV room. Both the Large bedrooms have a smart TV. WIFI covers the hole house. The toilets are fully stocked with all shower and bath amenities with cute little wash amenities you would expect. Razor, and tooth brush available upon request. There is also a closed garage and space to park 2 more cars outside.
Outside
This is what makes Yards Brake your most memorable holiday. We have a large garden area with great outdoor lighting which is perfect for a clear night BBQ. Alongside that there is a fireplace for everyone to gather round and star- gaze. Together with this, we have 15acres of grassland where you can stroll. We constantly have deer’s visiting the house, so you will more than likely see our wildlife. Please be aware that you cannot feed the wildlife. Close by to the land, we have a railway track through which the Swanage steam train passes every few hours. We also have 25 acres of pristine woodland which is where your adventure kicks in.
So weather you are coming down for a short brake or would just like to escape and enter the serine woodlands in the property. Or maybe you are coming down to see a bit of Beautiful countryside and history, we have it all.

Availability
The house is welcome to wedding events and the grounds offer picturesque Scenery. However, booking will need to be done in advance to cater for clients’ needs and setup. We also have local catering companies so we can handle all the stress of setting up the big day so you can enjoy it. There are also three local cathedrals in Swanage which are also not to far from the beach. Wedding will need a minimum booking of 1week for the house. Other expenses will be quoted upon request.
We have three taxi companies in Swanage and there is a petrol station just 3 minutes’ drive from the house. We have two small supermarkets, three pharmacy and a few gift shops around. We also have a Dr surgery that offers medical help if needed.
