Ground Floor
Hallway:
Original Victorian floorboards with large, sash bay windows overlooking the front garden. There is a downstairs WC and wash basin as well as a coat closet
Open Plan Kitchen / Dining room:
Luxuriously equipped kitchen with a classic Rangemaster range with 5 gas hobs and hot plate plus a double fan oven and extractor hood, matching Rangemaster American fridge / freezer with a cold water dispenser and ice cube maker, wine fridge, 1.5 bowl gold sink and taps, integrated dishwasher, midnight blue matte finish cupboards with every imaginable utensil as well as a natural stone tiled floor.
Dining Area includes an extra large white marble table seating 10 guests.
Utility Room:
Our practical utility room includes a washer / dryer, additional sink and extra cupboard space.
There is also access to the back garden through a stable door.
Lounge:
This large sophisticated lounge with pale grey chesterfield sofas, 65" wall mounted smart TV.
Double doors open to patio area at the rear of the property with breathtaking views.

Master Bedroom and En-suite:
The large master bedroom offers fabulous panoramic views of open fields and woodland to the side and rear of the property.
A wonderful nights sleep is guaranteed on our huge velvet king size bed with extra tall headboard making it a real feature of the room.
There is also built in wardrobe space and a wall mounted smart TV.
Your en-suite has a shower cubicle, wash basin and soft close toilet.
Bedroom 2:
King size studded velvet bed, This bedroom has a large wall mounted TV and fabulous views.
Bedroom 3:
Double studded velvet bed offering sweeping views of the quiet country lane and fields to the front of the house.
Bedroom 4:
This luxurious twin room is fitted with 2 single luxuriously upholstered beds with tall headboards and spectacular views of the pond and wild flowers to the side of the house.
Family Bathroom:
The stylish family bathroom features a freestanding roll top bath, shower cubicle, wash basin and soft close toilet and marble tiled floor.
Gardens
Surrounded by nature and unspoilt vistas, the outdoor area and facilities are a sure wow factor of Rainford House.
A pretty red brick path leads you to the front of the property and continues around the side of the house to a small patio area.
At the rear there are two large terraces, one close to the house, and one in the open countryside with large dining table, barbecue and a log fired hot tub.
Our fenced off pond area is home to 8 Grass Carp and our resident duck! The pond also has a secure gate for the safety of unsupervised children.
Guests have the use of the full house, gardens including a duck pond with duck house (and resident duck), parking and several terraces, one with a large dining area and hot tub.
Entry is via key safe. The code will be sent to you a few days before arrival. Sue is also happy to greet you when you arrive so it is your choice whether you have more or less interaction with the hosts. Tim and Sue will be on hand for any enquiries before or during your stay.
Whilst Rainford House offers the perfect escape from the hustle and bustle of everyday life, it is conveniently located just a 7 minute drive away from the up and coming town of Ashford, boasting the International Train Station allowing you to be in London within only 38 minutes.
There is also the newly refurbished designer outlet with brands such as Kurt Geiger and Calvin Klein, the new Curious Brewery, Picturehouse cinema and many well known restaurants.
Rainford House is also just a 10 minute drive from the quaint town of Tenterden which prides itself on offering unique and individual shops as well as a vast array of cute tearooms perfect for some retail therapy and enjoying afternoon tea.
There are many seaside towns to explore with an hours drive.
Depending on your personal taste, you can enjoy the beautiful sand dunes at Camber Sands, the family fun fair and 2p machines at Hastings or the mouthwatering oysters at Whitstable.
