This homely apartment contains everything you need to feel at home and comes fully-furnished. As you enter the space, you will be welcomed into a connected kitchen, dining and lounge area. After a long day of working or exploring, wind down on the comfortable sofas and watch your favourite TV shows on the TV. The 4-seater dining table and kitchen are open plan so you can cook, enjoy your favourite meals and socialize at the same time. The lounge invites a lot of fresh air and bright light indoors and overlooks the River Kennet.
The kitchen has everything you need such as an oven, stove, toaster, kettle, fridge/freezer, microwave and cutlery. There is also an iron, vacuum-cleaner and washing machine for your convenience.
Leading into the passage, you will find the bedrooms and bathroom. Both bedroom each have their own unique character and views overlooking the surrounding area. Both rooms have bedside tables with lamps, a wardrobe, chest of drawers and one has a full-length mirror so there is plenty of storage space during your stay.
There is also an en-suite bathroom included. Bedroom one has one double bed. Bedroom two has two single beds.
There is free WIFI available around the flat and you can use the sofa or dining table as a work space if needed. The well-presented bathroom is ideal to have a hot bath in. It includes a mirrored cabinet, toilet, sink, bath with an overhead shower and plug for shaving/electrical devices. The property also features a balcony area where you can sit and enjoy the views.

All details and instructions are sent to you 24 hours prior to check in. The shop is open 9am-10pm if your arrival is after 10pm you will not be able to access the keys until the following day.

When arriving at the property we do NOT allow early bag drops off, if you drop your bags off early the cleaner will not clean the property as we cannot be in the property with your belongings. If anybody has to attend the property throughout your stay for any reason we will have to make sure someone from your party is on the property unless an absolute emergency.
We always do our best to keep each property is great condition as shown in the pictures, however please be aware - over time properties may experience some wear and tear, much like us mortal humans :)

1. No smoking and no pets allowed; breaking this rule will incur a 250GBP fine.
2. Strictly no person(s) outside of the booking are allowed in the listing without prior approval. There will be a 250GBP charge if found breaking this rule.
3. If more guests sleep at a location than the number originally stated in the booking, there will be a 250GBP charge.
4. Please kindly refrain from making any excessive noise. Your reservation may be cancelled if we receive a complaint from a neighbour.
5. If a location is left in an exceptionally messy state, we will charge 50 GBP for every extra hour of cleaning required.
6. If guests delay the cleaners from beginning their cleaning at the predetermined check-out time, guests will be charged 50GBP. This fee is applied to any late checkout between 11 am and 1 pm. Any guest who is still in the location after 1 pm will be charged for an extra night. This does not apply if we have approved a late checkout in advance.
7. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognise that they may personally purchase insurance to protect themselves in such events.
8. Guests accept that on rare occasions there may be disruptions to the internet service, which are outside of our control. We aim to resolve any issues ASAP
